Is Your House Settling or Is It Something Worse? 5 Red Flags You Can’t Ignore

As homeowners, we tend to get used to the "quirks" of our houses. Maybe that one bedroom door always sticks in the summer, or there’s a hairline crack above the window that you’ve been meaning to paint over for years.

But how do you know when a quirk is actually a cry for help from your home’s foundation?

At Stable Home Foundation Repair LLC, we believe that catching foundation issues early is the key to saving thousands of dollars in repairs. Here are five signs that your home might need a professional inspection sooner rather than later.

1. The "Sticking" Doors and Windows

If you have doors that suddenly refuse to latch or windows that require a bodybuilder’s strength to open, it’s rarely just humidity. When a foundation shifts, it distorts the frame of the house. This shape-shifting puts pressure on door and window frames, causing them to go out of square.

2. The Stair-Step Cracks

Take a walk around the exterior of your home. If you have a brick facade, look for cracks that move in a stair-step pattern through the mortar. While small vertical cracks can be normal settling, stair-step cracks are a classic sign of foundation heave or subsidence (sinking).

3. Gaps Where Wall Meets Ceiling

Look up. Do you see a separation between your crown molding and the ceiling? Or perhaps a gap between your kitchen cabinets and the wall? These gaps indicate that walls are pulling away from the rest of the structure due to movement beneath the floor.

4. Uneven or Bouncy Floors

For homes with a pier and beam foundation, "bouncy" floors can indicate rotting wood or shifting piers. For slab foundations, you might notice a subtle slope—if you put a marble on the floor and it consistently rolls to one corner, gravity isn't playing tricks on you; your foundation is.

5. Plumbing Upheaval

Foundation shifts don't just move wood and brick; they move pipes too. If you are experiencing frequent plumbing backups or notice that your water bill has spiked (indicating a slab leak), the root cause could be the soil shifting beneath your home.

Don’t Panic—Just Plan

Seeing these signs can be stressful, but ignoring them won't make them go away. Foundation damage gets progressively worse (and more expensive) over time.

If you’ve noticed any of these red flags, Stable Home Foundation Repair LLC is here to help. We offer free, no-obligation evaluations to help you understand exactly what is happening beneath your feet.
